Report from the USRN. Real estate verification service based on information from the USRN

The application "Real Estate Cadastre - Report from the Unified State Register of Real Estate" allows you to quickly receive a report online based on information from the Unified State Register of Real Estate. We have created an online service that collects data about an object and owners from 20 official sources, analyzes and evaluates risks in order to make a safe purchase decision. To place an order, you must indicate the cadastral number of the property or its address.

In connection with the amendments made to Article 62 of the Federal Law "On State Registration of Real Estate" dated 04/30/2021, the submitted report in the form and the aggregate of information contained in it should not correspond to the forms for providing information from the USRN (approved forms of extracts) and cannot contain signatures ( including EDS) officials of Rosreestr.

Now, with the help of our service, you can order only reports on information from the Unified State Register of Real Estate (USRN): "On the main parameters of the object" and "On changes in the rights to the object". The report is for reference only and is not an official extract.

At the user's request, in order to confirm the legitimacy of the report, we will provide free of charge an extract on the basis of which the property was checked.

The service does not provide a state service for providing information, extracts from Rosreestr. This application is an information and analytical tool that, based on information from an extract from the USRN, makes its analysis using open state databases in automated ways and generates a report.

• Report on changes in rights to the property;

Reports based on information from the USRN are reports that allow you to check the state registration of an object and a change in ownership, based on data from the Unified State Register of Real Estate. Such information will reduce the risk of disputable situations in the preparation and execution of transactions.

The report on the main parameters will be useful in the event of a transaction with a real estate object. If you order a report online, then you can quickly find out who is the owner of the apartment or land plot, whether there are any legal disputes, arrests, etc. regarding the property.

A report on changes in rights to an object is required in almost all cases when there are doubts about the subject of the transaction. It is worthwhile to be wary if the transfer of rights was frequent without the existing grounds. However, it is worth considering that the property right is not always registered, in such cases the record of rights in the unified state register of rights to real estate and transactions with it will be absent.

WHAT IS THE INFORMATION IN THE REPORT?

The General Parameters Report is a document containing the following general information about a property:

• information about the copyright holder: full name or name of the legal entity (if a share or joint ownership right is registered, then information about all copyright holders);

• registered encumbrances or restrictions of the right, including the date and number of their state registration, the terms for which they are established, as well as data on the persons in whose favor they are established;

• type of registered right;

• the name of the body that carries out state registration of rights;

• cadastral (or conditional) number of the property;

• purpose of the object, its address and area (for buildings - number of storeys, materials);

• A list of property owners with an indication of the form of ownership and the date of its registration;

• Detailed cadastral data about an apartment or a land plot from Rosreestr;

• Information about possible encumbrances, restrictions on property rights, seized property;

• State value of property;

• Plan-drawing of an apartment or land plot;

• Detailed description of the real estate.
